Spence Brothers' Project Managers and Superintendents are respected by educational owners, architects and subcontractors statewide.  A brief summary of our construction services is shown below:

• Constant planning and communication with Owner's staff to minimize any disruption to ongoing business activities
• Prepare Owner/Contractor contracts
• Conduct pre-construction meetings
• Insure contractors know and follow Site Specific Safety Plans
• Submittal reviews
• Conduct weekly progress meetings
• Update 3-week look-ahead schedule
• Coordinate and expedite all trade work
• Insure quality meets or exceeds specifications
• Issue proposal requests and reviews costs with Architect and Owner
• Prepare change orders for approved changes
• Review and process payment applications
• Schedule Office of Fire Safety Inspections
• Daily Field Reports to Owner and Architect
• Punch lists and verifications
• Final inspections
• Obtain all Operating Manuals, warranties and guarantees
• Owner training for all building systems
• Continue to make sure Owner is satisfied even beyond the official warranty period
