the Project study
Midland Downtown Partners, a partnership of the Gillespie Group and RiverCaddis Development, completed construction of this mixed-use development in downtown Midland. The development, coined East End, is located directly across from Dow Diamond, home of the Great Lakes Loons at State Street and Main Street. The property was a blighted former printing facility that was demolished and remediated using Brownfield Redevelopment incentives through the State of Michigan.
This 230,265sf facility is an “L”-shaped building designed to accommodate retail shops, cafes, restaurants, and business or medical offices at the ground level and flexible office space on the upper levels. Spence Brothers managed the construction of the core and shell of East End and was also awarded contracts to serve as construction manager for several of the tenants. Notable tenants include The Dow Chemical Company, Chemical Bank, Mid-Michigan Health, the Midland Baseball Foundation, and the Warner, Norcross and Judd Law Firm.

We knew the importance of this project for Downtown Midland early on and we are very proud to have been associated with what has become a landmark symbol of stability and growth for the area. The EastEnd project purely reflected Spence Brothers’ Construction Management abilities throughout all the phases of the project. From the early stages of Preconstruction to the Owner’s occupancy, this build was incredibly smooth.
