Uptown North Main is a mixed-use facility developed by Frankenmuth Credit Union. The building currently hosts two subsidiary mortgage and insurance agencies, a banquet facility with seating for approximately 250 people, meeting and office spaces.

The structure was designed and constructed to accommodate additional tenants with spaces zoned for low industrial or residential, additional commercial developments, increased mixed-use, and white space.

The property rests upon a 16.39 acre site and also includes a 35,000sf detention pond. The pond is significantly larger than typically engineered as the area’s topography presents a very even plain.

Saginaw Future, Inc., assisted Frankenmuth Credit Union and the City of Frankenmuth with preparing a United States Department of Agriculture Rural Business Development grant application. Their efforts resulted in an award of approximately $100,000 for the project’s infrastructure.

Having teamed with FCU to build the original North Main mixed-use facility in 2017, Spence Brothers was awarded the Construction Management of the structure’s expansion. This expansion consisted of a 33,011sf, three-story addition to the existing North Main facility.

The first floor of the expansion’s addition hosts 6 suites dedicated to retail/commercial space. In addition to a number of office suites for future tenants, the second floor of the expansion contains a banquet hall that includes a bar, kitchenette, serving space, storage, and a bridal suite. FCU will be the sole occupant of the offices and conference spaces contained on the third floor.

In addition to serving as the CM for the expansion’s build, Spence Brothers was also responsible for the fitouts of all spaces contained on the second and third floors.
