About Preconstruction Services
In order for your construction project to be successful, planning in advance is key. Spence Brothers’ Preconstruction Services thoroughly address every aspect of preparing for your build.
A hand-picked, in-house team – including our Preconstruction Director, Engineers, Project Manager, Estimators and other construction experts – will bring you peace of mind during this critical phase on your project. We encourage an open and collaborative approach, combining our skilled professionals with you and your Architect’s design goals to get the most out of your construction budget. Together, this hands-on partnership better serves the interest of the project and eliminates costly changes during the actual construction phase.

During the preconstruction process, we will work with you and your Architect through the following areas.
Design Development
- Design coordination and review

Schedule Development
- Enhance/streamline the construction schedule through best-practice methodologies
- Development of project phasing schedule and bid packages

Selection/Prequalification of Subcontractors
- Identify and implement prequalification criteria with Owner
- Identify/Interview local subcontractors before bid day
- Utilization of local subcontractors who meet prequalification
Manage Bidding Process
- Develop bid categories and scope of work to be performed
- Create and submit bid advertisements
- Receive and analyze bids from subcontractors
